MS Lending Group Completes £4m Bridging Facility in Just Six Days

High net worth client secures rapid funding for business opportunity against country home

MS Lending Group has completed a £4 million bridging facility for a high net worth client, funding the transaction just six days after receiving the property valuation. The swift turnaround demonstrates the lender’s ability to move at speed when brokers bring quality deals to the table.

The client, who was introduced by a valued broker of the business, was seeking funding to capitalise on a significant business opportunity. The client had a substantial property portfolio worth close to £20 million, with low overall debt, and operates a successful business with millions in cash reserves. MS Lending Group provided the £4 million facility secured against a property in the Northwest, valued at £10 million, by way of a third party first legal charge, a conservative 40% loan to value.

The property valuation arrived on Friday, 21 August. On Monday, 24 August, MS Lending Group issued its offer and instructed solicitors. The loan completed on Friday, 27 August, less than a week from start to finish. In terms of the exit, the client plans to repay the loan through business capital generated within the loans termtime. The strength of the client’s personal finances and property holdings also provide flexibility for alternative repayment options if needed.
