MS Lending Group rescues £6.9m portfolio refinance in 16 working days after previous lender fails to complete in time

MS Lending Group has completed a gross loan of just under £6.9 million to refinance a six-property mixed-use investment portfolio, funding the case within 16 working days of solicitor instruction.

The client came to MSLG in early October needing an urgent refinance to restructure their portfolio. Their existing facility had to be repaid by a fixed mid-October deadline, which the previous lender had been unable to meet. MSLG stepped in and had the existing full valuations readdressed to it, saving the borrower both time and cost.

The six-property portfolio, valued at £9.67 million, spans a country estate with around 66 acres of land in Warwickshire, a six-bedroom HMO in Fulham, two semi-commercial buildings in Walsall town centre and Leicester city centre, and two large detached houses in Northamptonshire. MSLG took a first charge across all six at a 71% loan-to-value on a 12-month term.

The Walsall and Leicester buildings are being converted into 20 flats above ground-floor retail, with works due to complete within the loan term. On completion, the portfolio’s gross development value (GDV) rises to £10.48 million, further strengthening MSLG’s position.

The case was introduced by Will Fox of UKMC and marks the 30th deal Tom Herbert, Relationship Manager of the North at MS Lending Group, has funded with UKMC since joining the business.

Will Fox of UKMC said: “From the initial enquiry, which Tom dealt with on a Saturday morning, right through to completion, Tom Herbert, Mike Watson, Aimee Everton and the team behind the scenes showed MS Lending Group’s commercial mindset and desire to fund the right kind of deals. This was the most complex case of my career so far, involving six sets of solicitors and other third parties. Mike showed the ability to pivot when required and to understand complex deals right up to the end. Extra points go to Tom for being the additional emotional support the transaction needed, and for always being so cool-headed.”

Michael Stratton, CEO and Founder of MSLG, added: “We’re synonymous with granular transactions and quick purchase completions, but this deal shows that we also excel at, and can deliver, larger and more complex transactions.”

The completion reflects MSLG’s appetite for larger, multi-asset cases and its ability to deliver certainty of funding when timing matters most.directly.
